Frequently Asked Questions

What are your business hours?

Monday - Friday, 8:00 AM to 5:00 PM EST.  Saturday and Sunday, Closed.  Federal Holidays, 8:00 AM - 5:00 PM EST. During federal holiday hours, deep dives into systems efficiency and security are processed, as well as, my availability to my agents. 

Do you have contact with my client?

That is totally optional! Usually all communication outside of the transactional details is with the agents involved. I do find that having direct communication with the client about the transactional time line and process does significantly streamline the process. I do keep you informed of all communication and can copy you on all emails with your client. 

Are my files secure and confidential?

Absolutely! I have secure systems and tools set in place to collect your information. I do not share your information with anyone and  have strict guidelines to keep your information and your client's information safe. 

What do I do if I lose the file?

I securely store your files on a backup drive, so in the event of a file loss, please reach out for a backup copy.  These files are securely held for up to 1 year. 

Can you help with a transaction I've already initiated?

Preferably not. To streamline efficient end results I am eager to take on all submitted contracts 24 hours of it's binding agreement.

How will you keep me updated?

This is primarily up to you. At the start of our partnership, we'll discuss methods that work well for both parties and go from there. Rest assured, I will make this as easy on YOU as possible!​

If a transaction is canceled, will I still be required to make a payment?

The short answer is yes. Life happens and deals fall through. I definitely understand. As a service provider all work that is completed on each and every file is a valuable service for all agents.  After the inspection period deadline is when the fee is charged. 

What is your availability and turn-around time?

All new contract turn-around time is 24 hours from the time of submission. I am available Monday-Friday and Federal Holidays from 8:00 am - 5:00 pm EST. Closed Saturday and Sunday.

Why choose CS Transactions?

We understand the challenging parts of real estate! You didn't sign up to become a paper pusher! On average it takes 12 -16 hours of your time for just one transaction. What if we are not geographically close?

Perfect! All of my services are provided remotely. As a result, I am able to serve you in the easiest, most efficient way possible! 

What do you expect of me?

​Agents are responsible for the following:

  • Review the Preliminary Title Report.

  • Complete your own Agent Visual Inspection Disclosure.

  • Review escrow instructions.

  • Order and schedule property inspection.

  • Attend any onsite inspections or appointments.

  • Review and approve settlement statements.

  • Negotiate repairs and any changes in the contract.

  • Advise the client of any contingency timeline removals (I will remind all parties of the dates and timeframes in the introductory email)

  • Provide a full and complete checklist of documents required by your broker.

  • Draft all documents and complete final review before it is sent to the client.

  • CC CS Transactions on all correspondence.

  • Advise clients on all real estate matters (I will not provide real estate advice on your behalf). 

  • ​Communicate via email when a contract releases or cancels.

Who do you serve?

I partner with single agents, top-producing agents, brokerages, and teams of all sizes. As a virtual transaction coordinator, I partner with you wherever you are!

Do you assist with request for repairs?

Although I would love to help with the negotiations, Transaction Coordinators are not additional agents.

It is best that agents handle any and all repair negotiations. This will eliminate any misunderstanding involved during the process.

Do you draft RPA’s and RLA’s?

No, I do not help in drafting or writing your contract with your client. This is a crucial time and your client might have very specific questions. Therefore, I do not offer nor draft listing agreements and/or purchase agreements for agents. 

How will I know what is happening with my transaction?

You will have 24/7 access to your file through my online transaction management system. All documents are uploaded and updated as they are received, and we will have weekly contact as agreed upon during consultation.

Is there an on-boarding fee?

At this time, no there is no onboarding fee for single agents.

Will I need to sign a contract?

No.  CS Transactions operates on a per-file basis. There is an agreed-upon TC Support Services Agreement that all agents sign to begin services. CS Transactions represent predictability, efficiency, and effectibility. These are some of the core principles that guide me in our productive partnership.

I am looking to hire an In-House Transaction Coordinator, are you open to this?

Some issues that agents face when hiring in-house almost always include high turnover, limited time and resources to develop scalable processes, and the constant need to train admins. Furthermore, finding a fill-in for when the in-house Transaction Coordinator is sick, goes on vacation, or on maternity leave is tiresome at best. When Agents partner with me these issues are greatly avoided. This success is due to my fine-tuned systems, with all checklists, email templates, and knowledgeable experience already in place. Working within a partnership affords the efficiency and loyalty that fuels your passion for your clients  Also, when business is low there is no need to stress over downsizing or the future dread of training someone new and updating systems when the waves pick up. 

Can you help me grow my business?

Yes! Using a Transaction Coordinator will free up your time and allow for income-producing activities. Lower production agents quickly double and even triple their production once they start taking full advantage of our partnership. 

What can you NOT do?

I operate under the state's unlicensed assistant guidelines.  Therefore, I will only do permissible activities as outlined by the regulatory board for your state.
